Project Size: 19 000m²

Project Value: NZ$40 Million

Location: 250 Lambton Quay, Wellington, New Zealand

The Peddle Thorp offices of Wellington, Sydney and Auckland provided a collaborative design effort in completing this prominent 21 storey office tower on Lambton Quay, Wellington for the AMP Society in the late 1980's.

The project running between Lambton Quay and the Terrace has 13 office floors of some 11,284m² of rentable office space and retail space of some 2000m², mezzanine office of 515m2 and 4 levels of carparking, providing 118 cars.

Significant retaining structures had to be built on the site supporting the terrace embankment which is 8 levels high between Lambton Quay and The Terrace.

AMP recognized the site at 250 Lambton Quay at the end of 1986 as being a prime piece of real estate available for redevelopment on Lambton Quay. It fitted the Society's belief that location is the key to good property investment. This site was desirable to AMP as it also owned the neighbouring U.D.C. Tower site.

Retail and carparking functions of the two developments were integrated in the planning of the new office tower.

The office tower has its formal office entrance and foyer from The Terrace, Level 8 with retail access to lifts and a glass lift to Level 8 from Lambton Quay.

The joint effort of the Peddle Thorp Offices of Sydney, Auckland and Wellington came up with a state of the art office building for the 1990s. The result of this work is a dominant form with a presence on Lambton Quay with simple classical lines and strong verticality which are the key to the building design and its united facade profile is achieved through blue laminated reflective glass and a distinctive blue granite exterior with a 45 degree splaying of the corners of the building to soften the architectural lines.

The double level office foyer at The Terrace, Level 8 is a strong feature of the development and one the client wanted emphasized. The 8 metre high glazed canopy on Lambton Quay is another strong feature.

Trust Bank was the main founding office tenants for the building and Mainzeal Construction completed the project to a very high standard of construction.
