This proposed 19 level development incorporates is designed to achieve a 5-Star Rating by the NZ Green Building Council. Environmentally Sustainable Design (ESD) features include rainwater and grey water harvesting, steel mesh solar control screening and energy efficient servicing.

The proposal utilises its unique location to provide access from its main Willis Street frontage, as well as from a new plaza of Boulcott street at level 5.

The podium floors offer generous net rentable areas of 1200m² per floor, with the tower providing floors of 900m².
